Builders step up unveiling of new launches amid rising demand, stiff competition
Now considered one of Malaysia’s hottest real estate spots, Iskandar Malaysia has been pulling in developers looking to cash in on the demand for properties there.
Local developers may have had a headstart, but they are now facing stiff competition from larger builders from Klang Valley and beyond Malaysia.
The rivalry has led to a mushrooming of options for buyers. In the next two to three years, thousands of units are scheduled to be completed, given the number of projects launched in the last year or so amid bullish sentiment and robust sales. For example, Afiniti Medini, a mixed-use residential-commercial development, sold 88 units in just 51/2 hours.

KUALA LUMPUR: Mah Sing Group Bhd is launching the final tower, Tower B, of its Meridin Suites Residences in Meridin@Medini integrated development in Nusajaya, Johor, tomorrow.
The developer will simultaneously open The Meridin@Medini’s Property Gallery in Bandar Medini. The gallery will showcase two of Tower B’s show units – 1-bedroom from 521 sq ft and 3-bedroom from 1,064 sq ft.
The developer said in a statement Tower B offers the public a last chance to own a part of the first phase of Meridin@Medini.

Buyers returned with a vengeance and snapped up 446 units valued at RM261 million during the recent preview of Mah Sing Berhad’s The Meridin@Medini in Iskandar Malaysia. Within five hours, the preview registered a 75 per cent take-up rate. Out of that, 65 per cent of the units were bought by Malaysians with the balance taken up by foreign investors from Singapore, Japan, Korea, Taiwan and Indonesia.
The by-invitation only closed-door event attracted some 1,500 visitors from more than 4,000 registrants. Meridin@Medini is a purpose-built integrated development along Persisiran Pantai JB-Nusajaya which leads to Kota Iskandar.

KUALA LUMPUR: Mah Sing Group Bhd’s vision is to become one of the largest lifestyle developers in the Iskandar Development Region (IDR) with a minimum gross development value (GDV) of at least RM5bil over the next few years.
It is targeting mainly foreigner s a nd will be opening a sales gallery in Singapore after the Chinese New Year celebration.
“We want to be one of the big players in Johor. We have done our homework and want to target homes for students and families around Educity. We see the Iskandar region thriving and a great beneficiary because of its proximity to Singapore,” Mah Sing group managing director Tan Sri Leong Hoy Kum told StarBiz.
The educational institutions in Educity include University of Reading from the United Kingdom, the Newcastle University Medicine Malaysia, the University of Southampton Malaysia campus, the Netherlands Maritime Institute of Technology, Raffles University Iskandar and Marlborough College Malaysia.

BASED on the strategic roadmap, 2012 was the tipping point for Iskandar Malaysia and we have reached that as most of the catalytic projects that we planned have been completed.
The next stage of development is to make the Iskandar region a metropolis of international standing, comparable to London, New York, Auckland and Singapore, in a bid to become among the world’s 10 most liveable cities.
The investment put in by the federal government in building new infrastructure and improving existing infrastructure, coupled with catalytic projects, have equated to the current situation we’re seeing in Iskandar Malaysia, which is buzzing with activities.

Mah Sing Group Bhd’s RM1.1 billion mixed-development project in Medini, Iskandar Malaysia, is set for launch in the second half of 2013. The launch will be preceded by the signing of a lease purchase agreement with Iskandar Investment Bhd.
The project, dubbed The Meridin@Medini, will comprise the Meridin Suites residences, Meridin Linx small office versatile offices, Meridin Walk lifestyle retail mall and Meridin Exchange corporate towers.
The Meridin@Medini project also marks Mah Sing’s 40th project. With the signing, the company’s total gross development value and unbilled sales stand at about RM18.8 billion with an earnings visibility of eight years.
