    ISKANDAR PUTERI: A project featuring waterfront villas in a Caribbean tropical setting, with private berth (dock) and swimming pool to boot, has taken property development sector in the country up a notch.

    Spanning 44.92ha, the Emerald Bay project comprises freehold bungalows, semi-detached and courtyard homes as well as medium-rise condominiums, ideally located along the shore of the Johor Straits.

    The first-of-its-kind project in the country is developed by Haute Property Sdn Bhd, a joint venture between BRDB Developments Sdn Bhd and UEM Sunrise Bhd.

    Haute Property chief executive officer Teh Ku Yong said the project was intricately planned to deliver a premium waterfront living in a nature-inspired sanctuary surrounded by open space, water, sea breeze and lush tropical green landscaping.

  3. Country Garden stops free flights for Forest City ‘buyers’

    KUALA LUMPUR: Property developer Country Garden Holdings Co Ltd has stopped providing free flights to bring in potential buyers from mainland China to its sales gallery in Iskandar Malaysia, Johor, which previously formed part of its marketing campaign to lure investors to buy properties in itsCountry Garden Holdings Co Ltd development in the Strait of Johor.

    “Since March 13, 2017, our sales galleries in China have ceased all travel-related support services for mainland Chinese travelling to Forest City. This means mainland Chinese buyers who are interested in the Forest City project will have to find their own way to our sales gallery in Iskandar Malaysia,” Country Garden said in a statement yesterday.

    The Forest City development comprises four man-made islands sandwiched between Johor and Singapore, with a land area measuring 1,386ha, about three times the size of Sentosa Island.

    The mammoth project, costing US$100 billion (RM443 billion), was in the limelight recently after Beijing introduced tighter rules to curb capital flight, which was estimated by the Institute of International Finance to have reached a record US$725 billion last year.

    Last month, Country Garden closed its Forest City sales galleries in China as the government launched a crackdown on capital flight by banning its citizens from converting yuan into other currencies for overseas property purchases.

  4. Initial launches of MB World’s maiden township in Kota Tinggi well-received

    PETALING JAYA : MB World Group Bhd’s (MBWG) maiden township development, Taman Sri Penawar in Bandar Penawar, Kota Tinggi in Johor, will be officially launched this Saturday (March 11).

    With an estimated gross development value (GDV) of RM1.9 billion, Taman Sri Penawar spans 470 acres of land with 3,300 residential units and 380 commercial units planned, the developer said in a statement today.

    The township will be developed in phases by Cocoa Valley Development Sdn Bhd, a subsidiary of MBWG. It is expected to be completed in seven years.

    JOHOR BARU: IJM Land Bhd sees Iskandar Malaysia as the next growth centre in the country after the Klang Valley with good growth prospects in the long term.

    Nasa Land Sdn Bhd general manager Lim Hock Seng said the development and progress taking place in the country’s first economic growth corridor was a testimony to what’s right about the growth corridor.

    He said the influx of domestic and foreign investors and new residents in south Johor would create new job opportunities as well as demand for residential and commercial properties.

    “Iskandar Malaysia will continue to drive economic growth in south Johor and we are still upbeat that the property outlook remains positive,’’ Lim told StarBiz at the company’s Chinese New Year open house here yesterday.

    Nasa Land Sdn Bhd is a strategic partnership between IJM Land and JKG – the developer of NasaCity – a multi-million ringgit mixed development project located along the North-South Expressway (NSE).

    The landscaped lawns and flowering shrubs of Country Garden Holdings Co.’s huge property showroom in southern Malaysia end abruptly at a small wire fence. Beyond, a desert of dirt stretches into the distance, filled with cranes and piling towers that the Chinese developer is using to build a $100 billion city in the sea.

    While Chinese home buyers have sent prices soaring from Vancouver to Sydney, in this corner of Southeast Asia it’s China’s developers that are swamping the market, pushing prices lower with a glut of hundreds of thousands of new homes. They’re betting that the city of Johor Bahru, bordering Singapore, will eventually become the next Shenzhen.

    “These Chinese players build by the thousands at one go, and they scare the hell out of everybody,” said Siva Shanker, head of investments at Axis-REIT Managers Bhd. and a former president of the Malaysian Institute of Estate Agents. “God only knows who is going to buy all these units, and when it’s completed, the bigger question is, who is going to stay in them?”

    IGB Corp Bhd Maintain outperform with a target price (TP) of RM4.80: A meeting with management revealed that with the recent noncore asset disposal, IGB Corp Bhd has raised about RM1 billion in dry powder for its new assets, especially Mid Valley Southkey Megamall and its proposed mixed developments in London and Bangkok.

    Ongoing projects, namely Southpoint Tower in Mid Valley City and Mid Valley Southkey Megamall, are on track to be completed by the first half of 2017 (1H17) and second half of 2018 (2H18) respectively.
